Whether a property is a good investment or not is completely subjective. Are your costs under control? Do you have tenants that pay on time? Is the property in need of major repairs? Do you have a better use for your funds? Is the property causing you stress?
Should I keep it or sell it?
Again, the is a personal decision. If you have better use for the money and if the property is causing stress because of increased repairs, increased insurance costs, vacancies or non-paying tenants.. I think you know what to do.
Would selling improve my retirement plans?

How do tenants affect the sale?
